Add a seasonal air-conditioning charge
Ontario's July 1 2026 rules let you charge separately for a landlord-supplied A/C unit — add it as its own rent line in a couple of taps.
What changed
Under Ontario's rules effective July 1 2026, a landlord who provides an air conditioner can charge a separate, reasonable A/C fee on top of rent. LandlordEzy builds this in so you stay compliant and get paid for it.
Add the charge
- On the lease (or the rent ledger), set an A/C charge amount and the month it starts.
- It becomes its own line — each month shows "incl. $X A/C" with a snowflake icon.
The charge is calculated from a single source of truth, so it returns $0 before it starts or after it seasonally ends — no month is ever re-priced by accident.
It counts as rent for reporting
The A/C amount is included in the tenant's total rent, so it flows into Equifax reporting too. The tenant is emailed when it's added or removed and can request removal in one tap; removing it ends the charge and rent returns to normal.
