applied for an order determining that Anton Ritlop (the 'Landlord'): • collected or retained money illegally; • substantially interfered with the reasonable enjoyment of the rental unit or residential complex for all usual purposes by the Tenant or by a member of their household; • harassed, obstructed, coerced, threatened or interfered with the Tenant; and • failed to meet the Landlord’s maintenance obligations under the Residential Tenancies Act, 2006 (the 'Act') or failed to comply with health, safety, housing or maintenance standards. It is ordered that: 1. The total amount the Landlord shall pay the Tenant is $6,918.00. This amount represents: • $1,770.00 for excess rent collected; • $5,100.00 for rent abatement; and • $48.00 for the cost of filing the application. 2. The Landlord shall pay the Tenant the full amount owing by June 7, 2026. 3. If the Landlord does not pay the Tenant the full amount owing by June 7, 2026, the Landlord will owe interest. This will be simple interest calculated from June 8, 2026 at 4.00% annually on the balance outstanding. 4. If the Landlord does not pay the Tenant the full amount owing by June 7, 2026, the Tenant may recover this amount by deducting funds from the rent each month as necessary. 5. The Tenan t has the right, at any time, to collect the full amount owing or any balance outstanding under this order. 6. The Landlord shall pay an administrative fin e in the amount of $5,000.00 to the LTB by June 7, 2026.
