it is ordered that: 1. The tenancy between the Landlord and the Tenant is terminated and the Tenant must move out of the rental unit on or before June 30, 2026. 2. The Tenant shall pay to the Landlord $12,986.00, which represents the rent arrears owing to March 31, 2026 minus the amount the Landlord agreed to waive, plus the $186.00 application filing fee. 3.
