Determinations

it is ordered that: 1. The Tenant shall restore the rental unit, including the balcony, to a safe, clean and reasonable living condition, free of excessive clutter and debris based on the terms of this order as described below and at a “level 3” of the Clutter Image Rating Scale, a copy of which is attached to this order. Following each compliance deadline, the Tenant shall continue to maintain the specified areas of the rental unit in accordance with the corresponding descriptions until March 31, 2028. File Number: LTB-L-107969-25 Order Page 2 of 4 2. On or before April 30, 2026, the Tenant shall have the kitchen in a state of ordinary cleanliness. This includes but is not limited to ensuring that: a) There are no combustibles items near or on the stove; b) There are no items obstructing free and clear access to the stove (no items around and/in front of the stove); c) There are no items stored on top of the stove; d) There are no trip hazards along the pathways or floors; e) There are no clutter and garbage on the kitchen countertops; f) Any waste and debris is disposed of properly and in a timely manner in order to prevent foul odours; and g) The kitchen can be used for its intended purpose. 3. Commencing April 30, 2026 and continuing until March 31, 2028, the Tenant shall continue to maintain the kitchen in a condition compliant with paragraph 2 of this order. 4. The Landlord will conduct an inspection of the rental unit shortly after April 30, 2026 to ensure that the Tenant has complied with paragraph 2 of this order. 5.
