This application was heard by videoconference on February 24, 2026.

Determinations

It is ordered that: 1. The tenancy between the Landlord and the Tenants is terminated. The Tenants must move out of the rental unit on or before March 9, 2026. 2. If the unit is not vacated on or before March 9, 2026, then starting March 10, 2026, the Landlord may file this order with the Court Enforcement Office (Sheriff) so that the eviction may be enforced. 3. Upon receipt of this order, the Court Enforcement Office (Sheriff) is directed to give vacant possession of the unit to the Landlord on or after March 10, 2026. 4. The Tenants shall pay to the Landlord $349.01, which represents the reasonable out-of- pocket expenses the Landlord has incurred or will incur as a result of the unpaid utility costs. 5. The Tenants shall pay to the Landlord $423.75, which represents the reasonable out-of- pocket expenses the Landlord has incurred or will incur as a result of the substantial interference. 6. The Tenants shall pay to the Landlord $186.00 for the cost of filing the application. 7. The total amount the Tenants must pay the Landlord is $958.76. 8. If the Tenants do not pay the Landlord the full amount owing on or before March 9, 2026, the Tenants will start to owe interest. This will be simple interest calculated from March 10, 2026, at 4.00% annually on the balance outstanding. 9. The Landlord owes $3,002.03 which is the amount of the rent deposit and interest on the rent deposit. This amount must be applied to the last month of the tenancy, and any excess either deducted from the amount owed by the Tenants or returned to them.
