Dispute this orderit is ordered that: 1. The tenancy between the Landlord and the Tenants is terminated. The Tenants must move out of the rental unit on or before May 31, 2026. 2. If the unit is not vacated on or before May 31, 2026, then starting June 1, 2026, the Landlord may file this order with the Court Enforcement Office (Sheriff) so that the eviction may be enforced. 3. Upon receipt of this order, the Court Enforcement Office (Sheriff) is directed to give vacant possession of the unit to the Landlord on or after June 1, 2026. 4. The Landlord shall apply the rent deposit and interest on the rent deposit to the amount the Tenants are required to pay for May 2026 rent. 5. In the event that the Tenants vacate the re ntal unit before May 31, 2026, the Tenants shall provide the Landlord with a 10- day written notice via email, and the Landlord shall return any unused portion of the last month’ s rent deposit to the Tenants on a per diem basis. 6. The Tenants shall pay the Landlord $10,000.00 for damages to the Landlord via certified draft on or before March 16, 2026, the draft shall be sent to the Landlord’ s representative via courier to her office at: McMillan Paralegal Services, 105 McRoberts Ave. Toronto M6E 4P3, the Landlord’s representative shall confirm receipt of the draft to the Tenants and the Tenant’s Legal Representative via email. 7. If the Tenants do not pay the Landlord the full amount owing as stated in paragraph 5 above, on or before March 16, 2026, the Tenants will start to owe interest.
