Dispute this orderapplied for an order to terminate the tenancy and evict Salehe Bwenge Marvelle (the 'Tenant') because the Tenant did not pay the rent that the Tenant owes. The Landlord also claimed charges related to NSF cheques. This application was re heard by videoconference on November 20, 2025. It is ordered that: 1. The tenancy between the Landlord and the Tenant continues if the Tenant meets the conditions set out below. 2. The Tenant shall pay the lawful monthly rent for the rental period starting December 1, 2025, and ending December 31, 2025, on or before January 15, 2026. The Tenant shall pay the lawful monthly rent for the rental period starting January 1, 2026, and ending January 31, 2026, on or before January 25, 2026. 4. The Tenant shall pay to the Landlord the amount of $5,507.82 for arrears of rent up to November 30, 2025, and costs. Refer to Schedule 1 for the calculation of the amount owing. 5. The Tenant shall pay to the Landlord the amount set out in paragraph 4 of this order in accordance with the following schedule: • On or before the twentieth (20 th ) day of each month, from February 20, 2026 , to September 30, 2026, the amount of $600.00 per month. • On or before October 20, 2026, the amount of $707.82. • Refer to Schedule 2 for a detailed breakdown of the scheduled payments. 6. The Tenant shall also pay to the Landlord the new lawful rent in full and on time, as it becomes due and owing on the first (1 st ) day of each month, for the rental period starting February 1, 2026, and ending October 31, 2026, or until the arrears are paid in full, whichever date is earliest. 7.
