applied for an order determining that Anna Tay and Christipher Nguyen (the 'Landlords') (T2 application): • entered the rental unit illegally. • substantially interfered with the reasonable enjoyment of the rental unit or residential complex by the Tenant or by a member of their household. • harassed, obstructed, coerced, threatened or interfered with the Tenant These applications were combined by Board Endorsement and were heard by videoconference on December 3, 2025. The Landlord, Anna Tay (AT) and the Tenant, Michael Andre Reed (MR) attended the hearing. The Tenant (MR) declined to speak to Tenants Duty Counsel prior to the start of this proceeding.

It is ordered that: 1. The tenancy between the Landlords and the Tenants is terminated as of December 31, 2024, the date the Tenants moved out of the rental unit. 2. The Tenants shall pay to the Landlords $14,092.60. This amount includes rent arrears owing up to the date the Tenants moved out of the rental unit and the cost of filing the application. The rent deposit and interest the Landlords owes on the rent deposit is deducted from the amount owing by the Tenants . See Schedule 1 for the calculation of the amount owing. 3. If the Tenants do not pay the Landlords the full amount owing on or before May 16, 2026, the Tenants will start to owe interest. This will be simple interest calculated from May 17, 2026, at 4.00% annually on the balance outstanding. 4. The Tenants T2 application is dismissed.
