It is ordered that: 1. The Landlord’s L2 application LTB-L-084682-25 is withdrawn. 2. Pursuant to LTB-L-007291-26, the Landlord shall pay to the Tenant the sum of $11,000.00 in accordance with the following schedule: a. A payment of $5,500.00 on or before May 31, 2026; and b. A final payment of $5,500.00, on or before August 31, 2026, or within 10 days of the Tenant giving notice of their intention to vacate, if they vacate prior to August 31, 2026. 3. If the Landlord complies with paragraph 2 of this order, tenancy between the Landlord and the Tenant is terminated. The Tenant must move out of the rental unit on or before August 31, 2026. 4. If the Landlord does not pay to the Tenant the full amount owing on or before August 31, 2026 and the Landlord will start to owe interest. This will be simple interest calculated from September 1, 2026 at 4.00% annually on the balance outstanding. 5. The Tenant reserves the right to terminate the tenancy sooner than February 28, 2026, with 10 days written notice to the Landlord. 6. If the unit is not vacated on or before August 31, 2026, then starting September 1, 2026, the Landlord may file this order with the Court Enforcement Office (Sheriff) so that the eviction may be enforced.
