Bills & Estimates (bill owners, send quotes, track your profit)
Create invoice-style bills against a property, add your management-fee markup as private profit, send owner-approved quotes, and post them to the owner's statement.
Build a bill
- Go to Property Operations → Bills & Estimates and click New bill.
- Pick the property (and unit), the date and the vendor.
- Add one or more line items (description, category, amount, taxable).
- Attach the invoice (PDF or photo) and add tax if applicable.
Your fee = your profit
Add a management-fee markup as a fixed amount or a percentage. Choose whether it is visible as its own line on the owner’s statement or hidden (spread into the line amounts). The green fee/profit figures are private to your company — owners never see them.
Bill now, or send an estimate first
- Post a bill straight to the property's primary owner — it lands on their ledger and statement, reducing their balance. You can Unpost to reverse it back to a draft.
- Or send it as an Estimate for the owner to e-sign and approve first — it auto-posts the moment they approve.
Co-owned property? The whole bill goes to the primary owner (co-ownership is a label, not a split).
Stay on top of it
The index is a live to-do list: fully-complete bills (owner settled/paid and vendor paid) are hidden by default, with a Completed chip to show them again. Filter by owner, by estimate vs bill and approval state, by money status (owner-unpaid, vendor-unpaid, vendor-paid, settled), or archive old ones. The Profit report totals the fee profit you've earned; the Vendor report tracks what you owe vendors.
