Is my management fee (profit) hidden from the owner?

Your management fee is private by default. You choose per bill whether to show it to the owner as a transparent line, or keep it built in so the owner only sees one all-in price. Either way the owner still sees a clear subtotal and tax. You can also choose whether to show the vendor's original quote to the owner, so you control exactly how transparent each estimate is.

Can I add my own terms and conditions to an estimate?

Yes. You can paste your own terms, warranty, cancellation policy or agreement text onto any estimate, and the owner sees and agrees to it when they e-sign. A system signing-authority clause is also added automatically to protect you and the property management company, and it cannot be removed.

How do I track estimates that are awaiting approval versus approved?

The Bills & Estimates list separates plain bills from estimates sent for approval, and inside estimates you can filter in one click by Awaiting approval, Approved or Declined. You get a one-click Resend on anything still awaiting a signature, a "seen" indicator showing who opened it, and you can archive or delete stagnant estimates so your list stays clean. Half-finished bills can be saved as a draft and picked up later.

Does an approved bill automatically post to the owner statement?
