For property management companies

Your management agreement, signed where the portfolio already lives

Upload the agreement your lawyer wrote. Drop signature, date, initial and fill-in boxes onto it, add tick boxes for the services an owner can take or leave, and send. They sign on a phone with no account. The signed copy files itself against the owner.

No DocuSign seat. No per-envelope fee. No re-keying the same owner details into three systems.

What it takes off your bill

Most management companies pay for signing software, then pay again in the time it takes to move what was signed into the system that runs the portfolio.

The usual way

  • A signing subscription per seat, plus per-envelope charges at volume
  • Templates in one system, owners in another, accounting in a third
  • Owner details collected by email, then typed in by hand
  • Optional services agreed verbally, or on a page nobody kept
  • Signed PDF downloaded, renamed, re-uploaded to the right folder
  • A new leasing agent means another signing seat

Here

  • Included in your plan — no signing subscription, no per-envelope fee
  • The agreement is signed against the owner it belongs to
  • Owners fill in their own details on the signing page
  • Optional services ticked at signing, with declines recorded
  • The signed copy files itself on the owner's profile
  • Add staff to the workspace; signing costs the same

From your PDF to a signed, filed agreement

1

Upload your agreement

The PDF you already use. Nothing rewritten, nothing reformatted.

2

Place the boxes

Signature, initials, date, cross-out, a note, a fill-in for them, a tick box for an optional service. Drag anywhere, resize to fit, and it saves as you work.

3

Send it

By email and text. Each signer gets their own single-use link.

4

They sign on a phone

No account. They complete their details, choose their services, sign.

5

It files itself

The executed PDF lands on the owner or tenant record with a certificate of signature.

The part nobody else does

Let owners buy more, and prove what they turned down

Put a tick box beside any service in your schedule. The owner decides at signing — leasing, a rent guarantee, an MLS listing, snow clearing, an annual inspection.

What they ticked prints on the signed copy. What they left is recorded as declined. A year later, when someone asks why the property was not on the MLS, the agreement they signed answers it.

On the signed record

Added: Full-service leasing; Annual inspection. Declined: MLS listing; Snow clearing.

Shown on the agreement, the certificate of signature, and the owner's file.

One thread, from first enquiry to signed client

Signing is not a separate errand. It is the last step of a conversation the workspace already holds — and that is what an owner notices.

The enquiry

A lead lands in the CRM from your site, a call or a referral.

The conversation

Messages back and forth by email and text, all on one link they can return to.

The quote

Your price, plus HST, accepted with a tap.

The agreement

Signed on the same link, then filed on their new owner record.

Questions property managers ask

Do I still need DocuSign or PandaDoc?

No. Upload your own PDF — your management agreement, your leasing agreement, an addendum, a work order — place the fields, and send it. Signing, reminders, the audit trail and the signed copy are all included in your plan. There is no per-envelope charge and no separate seat to buy.

Can I use the agreement my lawyer wrote?

Yes, and you should. Upload the PDF you already use. Nothing is rewritten and nothing is reformatted — fields are placed on top of your document, so what your owner signs is the wording your lawyer approved.

How do owners sign? Do they need an account?

No account, no app, no password. They get a link by email and text, open it on a phone, fill in what you asked them for, tick the services they want, draw or type their signature and they are done. The link is single-use and expires once signed.

Can the owner fill in their own details?

Yes. Place a fill-in box on any line — their legal names, mailing address, the property address — and assign it to the signer. They complete it when they sign and their answers print onto the document. You stop chasing details by email and re-typing them.

What about optional services the owner can accept or decline?

Drop a tick box beside any service in your schedule — leasing, a rent guarantee, an MLS listing, snow clearing, an annual inspection. The owner chooses at signing, the ticks print on the signed copy, and what they declined is recorded too. That last part matters: a year later you can show exactly what was offered and turned down.

What happens after everyone signs?

The signed PDF is filed against the owner or tenant it belongs to, everyone gets a copy, and the record shows who signed, when, from where, and which services they chose. Nothing to download and re-upload.

Can my whole team send agreements?

Yes. Add staff to your workspace with the permissions you choose and they send under the company, not from a personal account. There is no per-seat signing fee, so adding a leasing agent does not raise your signing bill.

Does it connect to the rest of the workspace?

That is the point of it being here. The conversation with the lead, the quote they accepted, the agreement they signed and the owner record they became are one thread. When a lead converts, the signed agreement is already on their file.

Is a signature done this way enforceable in Ontario?

Ontario's Electronic Commerce Act, 2000 recognises electronic signatures, and every signing here is captured with a timestamp, the signer's email, their IP address and a certificate of signature attached to the executed document. For advice on your particular agreement, speak to your lawyer or paralegal.

What does it cost?

It is part of the property management plans — there is no separate e-signature subscription and no per-document fee. See pricing for what each plan includes.
