(the 'Landlord') failed to meet the Landlord's maintenance obligations under the Residential Tenancies Act, 2006 (the 'Act') or failed to comply with health, safety, housing or maintenance standards. It is ordered that: 1. The tenancy between the Tenants and the Landlord is terminated as of January 24, 2024. 2. The Landlord shall pay the Tenant is $6,853.31. This amount represents: • $914.00 for a rent abatement for December 2023 to January 2024. • $2,891.31 for the reasonable out-of-pocket expenses that the Tenant has incurred. • $3,000.00 for general damages. • $48.00 for the cost of filing the application. 3. The Landlord shall pay an administrative fine of $3,000.00 by April 1, 2026 4. The Landlord shall pay the Tenant the full amount owing by April 1, 2026. 5. If the Landlord does not pay the Tenant the full amount owing by April 1, 2026, the Landlord will owe interest. This will be simple interest calculated from April 2, 2026 at 4.00% annually on the balance outstanding. 6.
