applied for an order determining that Martine Deshenes and Katasa Groupe (the 'Landlords ') failed to meet the Landlord’ s maintenance obligations under the Residential Tenancies Act, 2006 (the 'Act') or failed to comply with health, safety, housing or maintenance standards. This application was heard by videoconference on October 9, 2025.
It is ordered that: 1. The Landlord shall repair or replace the intercom system in the Tenants rental unit by February 14, 2026. 2. The Landlord shall also pay the Tenant $386.32 which includes: • $333.32 for rebate to Tenant • $53.00 for the cost of filing the application. 3. The Landlord shall pay the Tenant the full amount owing by February 14, 2026. 4. If the Landlord does not pay the Tenant the full amount owing by February 14, 2026, the Landlord will owe interest. This will be simple interest calculated from February 15, 2026, at 4.00% annually on the balance outstanding. 5. If the Landlord does not complete the repair or replacement of the intercom system by February 14 , 2026, the Tenant is authorized to deduct $14.76 from month rent charges each month starting March 2026 until the Landlord has repaired the Tenant’s buzzer. 6. The Tenant has the right, at any time, to collect the full amount owing or any balance outstanding under this order.
