applied for an order determining that Lei Zheng (the 'Landlord') failed to meet the Landlord' s maintenance obligations under the Residential Tenancies Act, 2006 (the 'Act') or failed to comply with health, safety, housing or maintenance standards. It is ordered that: 1. The Landlord shall pay the Tenant is $550.00 This amount represents: • $100.00 for a rent abatement (he at). • $450.00 for rent abetment (snow remo val). 2. The Landlord shall pay the Tenant the full amount owing by March 20, 2026. 3. If the Landlord does not pay the Tenant the full amount owing by March 20, 2026, the Landlord will owe interest. This will be simple interest calculated from March 21, 2026 at 4.00% annually on the balance outstanding. 4. If the Landlord does not pay the Tenant the full amount owing by March 20, 2026, the Tenant may recover this amount by deducting the amount of $110.00 from the rent owing for the months of April through August 2026 or until there is no longer any money owing. 5. The Tenant has the right, at any time, to collect the full amount owing or any balance outstanding under this order. 6. On or before April 9, 2026, t he Landlord shall contact the Fire Department of Barrie, conduct an inspection of the residential complex for compliance with the governing fire and safety standards and implement any remedial actions or recommendations as arising. 7.
