The Tenant shall pay the lawful rent in full and on time commencing March 1, 2026, until the arrears of rent are repaid in full. 6. The parties agree that the total arrears of rent owing is $2,138.00. ($5,138.00 minus $3,000.00 credit for Tenant issues) 7. The Tenant shall pay to the Landlord $2,138.00 arrears to the Landlord commencing March 15, 2026, on or before the 15 th day of each month until the arears of rent are repaid in full. 8. If the Tenant fails to make any one of the payments in accordance with this order, the outstanding balance of any arrears of rent and costs to be paid by the Tenant to the Landlord pursuant to paragraph 6 of this order shall become immediately due and owing and the Landlord may, without notice to the Tenant, apply to the LTB within 30 days of the Tenant's breach pursuant to section 78 of the Act for an order terminating the tenancy and evicting the Tenant and requiring that the Tenant pay any new arrears, NSF fees and related charges that became owing after February 28, 2026. . 9. The Landlord agrees to waive the application fee. 10. The Tenant shall provide to the Landlord a key to the front door of the rental unit within a week of the hearing. 11.
