It is ordered that: 1. The total amount the Landlord shall pay the Tenant is $690.50. This amount represents: • $642.50 for the Landlord’s breaches in respect of one unlawful entry and of one incident of substantial interference with the reasonable enjoyment by the Tenant; and • $48.00 for the cost of filing the T2 application. 2. The Landlord shall pay the Tenant the full amount of $690.50 owing by February 28, 2026. 3. If the Landlord does not pay the Tenant the full amount owing by February 28, 2026, the Landlord will owe interest. This will be simple interest calculated from March 1, 2026 at 4.00% annually on the balance outstanding. 4. If the Landlord does not pay the Tenant the full amount owing by February 28, 2026, the Tenant may recover this amount by deducting $690.50 from the monthly rent coming due on March 1, 2026. 5. The Tenant has the right, at any time, to collect the full amount owing or any balance outstanding under this order. 6. Effectively immediately and for the duration of the tenancy, the Landlord shall only enter the rental unit whenever proper notice of entry has been served on the Tenant, pursuant to the applicable provisions of sections 26 and 27 the Residential Tenancies Act, 2006.
