It is ordered that: LTB-T-085854-25 1. The Landlord shall pay the Tenants a rent abatement of $2,090.00 for the floor, shower, and mould/water damage. 2. The Landlord shall pay the Tenants $48.00 for the application filing fee. 3. The total amount the Landlord owes the Tenants is $2,138.00. This amount shall be applied against the amount the Tenants owe the Landlord under the L1 Application. 4. The Landlord shall ensure that every floor in the rental unit is smooth and maintained so as to be free from all loose, warped, protruding, broken, or rotted boards that may create a hazard or unsanitary condition. If the repairs to the floor are not completed by February 28, 2026, the Tenants shall be entitled to deduct $34.00 from the rent due March 1, 2026, and each month thereafter until the repairs are complete. 5. The Landlord shall ensure that all interior floors, ceiling, and walls shall be kept free from dampness caused by the entrance of moisture through an exterior wall, window, roof, cellar, basement, or crawl space. The Landlord shall also ensure that all damages or defects that may cause water damage or mould growth shall be repaired. If the repairs are not completed by February 28, 2026, the Tenants shall be entitled to deduct $170.00 from the rent due March 1, 2026 and each month thereafter until the repairs are complete.
