it is ordered that: L2 Application 1. The Tenant shall pay the lawful monthly rent in full and on time for a period of 12 months from April 1, 2026 to March 1, 2027. 2. The Tenant shall pay to the Landlord $186.00 for the cost of filing the application on or before December 1, 2026. L1 Application 4. The Tenant shall pay to the Landlord $2,070.58 for arrears of rent up to March 31, 2026 and costs. 5. The Tenant shall pay to the Landlord the amount set out in paragraph 4 in accordance with the following schedule: • $293.42 on or before March 15, 2026. • $250.00 on or before the 1 st day of each month, for a period of 6 months, from April 1, 2026, up to and including September 1, 2026; and, • $91.16 on or before October 1, 2026; and, • $186.00 on or before November 1, 2026 to satisfy the arrears. Section 78 6. If the Tenant fails to make any one of the payments in accordance with this order, the outstanding balance of any arrears of rent and costs to be paid by the Tenant to the Landlord pursuant to paragraph 4 of this order shall become immediately due and owing and the Landlord may, without notice to the Tenant, apply to the LTB within 30 days of the Tenant's breach pursuant to section 78 of the Residential Tenancies Act, 2006 for an order terminating the tenancy and evicting the Tenant and requiring that the Tenant pay any new arrears, NSF fees and related charges that became owing after March 31, 2026.
