applied for an order to terminate the tenancy and evict John Dave Dela Cruz and Balvina M Hills (the 'Tenants ') and for an order to have the Tenants pay the rent they owe because the Tenants did not meet a condition specified in the order issued by the LTB on September 24, 2025, with respect to application LTB-L-054875- 25. It is ordered that: 1. Order LTB-L-054875- 25 is cancelled. 2. The tenancy between the Landlord and the Tenants is terminated. The Tenants must move out of the rental unit on or before January 20, 2026. 3. If the unit is not vacated on or before January 20, 2026, then starting January 21, 2026, the Landlord may file this order with the Court Enforcement Office (Sheriff) so that the eviction may be enforced. 4. Upon receipt of this order, the Court Enforcement Office (Sheriff) is directed to give vacant possession of the unit to the Landlord on or after January 21, 2026. 5. The Tenants shall pay to the Landlord $417.27 (Less any payments made by the Tenants after this application was filed on December 24, 2025). This amount represents the rent owing up to January 9, 2026, and the cost of filing the previous application, less the rent deposit and interest the Landlord owes on the rent deposit. 6. The Tenants shall also pay to the Landlord $59.77 per day for compensation for the use of the unit starting January 10, 2026, to the date the Tenants move out of the unit. 7. If the Tenants do not pay the Landlord the full amount owing on or before January 20, 2026, the Tenants will start to owe interest.
