it is ordered that: 1. The tenancy between the Landlord and the Tenant continues if the Tenant meets the conditions set out below. 2. The Tenant and/or their guest shall not substantially interfere with the reasonable enjoyment of other Tenants, Landlord and/or agent of the Landlord by ensuring to not carry out the activities listed in the N5 Notice dates November 18, 2025, including but not limited to a) Leaving Garbage in common areas. b) Excessive banging on doors. File Number: LTB-L-107390-25 Order Page 2 of 2 c) Being Loud in common areas. d) Excessive yelling and swearing in common areas. e) Damaging the common areas. f) Smoking in common areas. g) Being verbally and/or physically aggressive towards other Tenants, Landlord and/or Agent of the Landlord. h) Tampering with common area doors. i) Disposing of items from their balcony. 3. The Tenant shall not willingly allow James Harry entrance to the building. 4. If at any time the Tenant becomes aware that James Harry is in the building the Tenant shall immediately notify and the Landlord and contact the police. 5. If the Tenant fails to comply with the conditions set out in paragraphs 2-4 of this order, the Landlord may apply under section 78 of the Residential Tenancies Act, 2006 (the ‘Act') for an order terminating the tenancy and evicting the Tenant. The Landlord must make the application within 30 days of a breach of a condition. This application is made to the LTB without notice to the Tenant. 6. The Tenant shall also pay to the Landlord $186.00 for the cost of filing the application on or before July 31, 2026. 7....
