It is ordered on consent of the parties that: 1. The tenancy between the Landlord and the Tenant is terminated in a non-voidable manner. The Tenant must move out of the rental unit on or before March 8, 2026. 2. For the duration of the tenancy, the Tenant or another occupant of the rental unit shall not commit an illegal act or carry on an illegal business at the residential complex involving the production of an illegal drug, trafficking in an illegal drug, possession of an illegal drug for the purposes of trafficking, nor shall the Tenant or another occupant permit someone else to carry out one or more of the above illegal activities involving drugs in the residential complex. More specifically, the Tenant or another occupant or guest of the Tenant’s rental unit shall not engage in the behaviours described in the N6 Notice of Termination dated December 17, 2025, including but not limited to engaging in an illegal activity that leads to police presence at the rental unit. 3. If the Tenant fails to comply with the condition set out in paragraph 2 of this order, the Landlord may apply under section 78 of the Residential Tenancies Act, 2006 (the ‘Act') for an order terminating the tenancy and EVICTING THE TENANT EARLIER THAN MARCH 8, 2026. The Landlord must make the application within 30 days of a breach of a condition. This application is made to the LTB without notice to the Tenant. 4.
