it is ordered that: 1. The Landlord’s application for eviction of the Tenants is resolved on the condition that: (a) For the period commencing February 18, 2026 to February 17, 2027 inclusive, the Tenants, the Tenants’ guests or occupants of the unit shall not use profanity, make threats, or attend the Landlord’s personal residence. (b) For the period commencing February 18, 2026 to February 17, 2027 inclusive, the Tenants, the Tenants’ guests or occupants of the unit shall not renovate the rental unit without written consent from the Landlord. 2. If the Tenants fail to comply with the conditions set out in paragraph 1 of this order, the Landlord may apply under section 78 of the Residential Tenancies Act, 2006 (the ‘Act') for an order terminating the tenancy and evicting the Tenants. The Landlord must make the application within 30 days of a breach of a condition. This application is made to the LTB without notice to the Tenants. 3. On or before the final day of the Tenancy, the Tenants shall remove the tree house in the backyard, the toolshed in the backyard, the hot tub and gravel pit, and return the countertops in the laundry room back to their original state. 4. If the Tenants do not do what is required in paragraph 3, then on or before the final day of the tenancy, Tenants shall pay to the Landlord the sum of $7,750.00 which represents the reasonable out-of-pocket expenses the Landlord will incur as a result of damage in the rental unit. 5.
