it is ordered that: 1. The Tenant, any occupants and/or guests shall not cause any damage in the rental unit; 2. The Tenant, any occupants and/or guests shall not tamper with any fire safety devices; 3. The Tenant shall pay to the Landlord $4 000.00, representing the damages claimed in the application and the application filing fee; 4. The Tenant shall pay the amount owing, as per paragraph 3 above, as follows: a. Commencing May 1, 2026, the Tenant shall pay $150.00 on or before the first (1 st ) day of each and every month until the amount owing is paid in full. The final payment shall occur on or before July 1, 2028 and will be in the amount of $100.00. 5. If the Tenant fails to meet the terms in this Order, the Landlord may apply under section 78 of the Residential Tenancies Act, without notice to the Tenant, for an order terminating the tenancy and evicting the Tenant. The Landlord must make this application no later than 30 days after the Tenant’s failure to meet this term.
