it is ordered that: 1. The tenancy between the Landlord and the Tenant is terminated. The Tenant must move out of the rental unit on or before August 31, 2026. 2. The monthly rents payable for the months of February 2026, to April 30 is waived by the Landlord. 3. The Landlord is holding a last month’s rent and shall be applied to cover the rent payable for the month of August 1 -31, 2026. The Tenants are responsible for the balance of the rent. 4. The Landlord shall pay to the Tenants $6,865.08, On or before April 30, 2026. 5. If the Landlord fails to make the payment in accordance with paragraph 4 of this order in full and on time, the outstanding balance shall become immediately due and payable to the Tenant, together with simple interest, calculated from the day after default, at 4.00% annually on the balance outstanding.
