Determinations

It is ordered that: 1. The tenancy between the Landlord and the Tenant continues if the Tenant meets the conditions set out below. File Number: LTB-L-105394-25 Order Page 5 of 5 2. For a period of 12 months from the date the Tenant resumes occupancy of the rental unit, the Tenant shall not: a) carry or display any weapon, including but not limited to an axe or similar object, in any common area of the residential complex; b) engage in any conduct in the residential complex that may reasonably cause other tenants to fear for their safety; c) allow any dog or other animal in the Tenant’s care to be in any common area unless secured on a leash and under control at all times; d) permit any dog or animal to roam freely in the residential complex or obstruct access to common areas 3. If the Tenant fails to comply with the conditions set out in paragraph 2 of this order, the Landlord may apply under section 78 of the Residential Tenancies Act, 2006 (the ‘Act') for an order terminating the tenancy and evicting the Tenant. The Landlord must make the application within 30 days of a breach of a condition. This application is made to the LTB without notice to the Tenant. 4. The Tenant shall pay to the Landlord $500.00, which represents the reasonable costs of replacing the damaged property. 5. The Tenant shall also pay to the Landlord $186.00 for the cost of filing the application. 6. The total amount the Tenant must pay the Landlord is $8,304.25. 7.
