it is ordered that: 1. The tenancy between the Landlord and the Tenant is terminated and the Tenant must move out of the rental unit on or before June 30, 2026. 2. The Tenant shall pay to the Landlord $8,405.32. This amount includes rent arrears owing to the date of the hearing and the cost of filing the application. The rent deposit and interest the Landlord owes on the rent deposit are deducted from the amount owing by the Tenant. The Tenant shall also pay the Landlord compensation of $55.89 per day for the use of the unit starting April 10, 2026 until the date the Tenant moves out of the unit. See Schedule 1 for the calculation of the amount owing. Compensation for the use of the unit for the months of May 2026 and June 2026 shall be paid by the Tenant on or before the 1 st day of each month. 3. The Tenant shall pay to the Landlord the rent arrears owing to April 30, 2026 and the cost of filing the application in the sum of $10,000.00, in accordance with the following schedule: a. Payments of $300.00 on the last day of each month starting May 31, 2026 and continuing each month until December 31, 2028; and b. A final payment of $400.00 on or before January 31, 2029. 4. If the Tenant defaults in any of the payments required by paragraph 3 of this order, the full amount owing pursuant to paragraph 2 of this order shall become immediately due and payable and the Tenant will start to owe interest.
