applied for an order to terminate the tenancy and evict Philip Aprin (the 'Tenant') because the Tenant did not pay the rent that the Tenant owes. This application was heard by videoconference on February 19, 2026.

It is ordered that: 1. The tenancy between the Landlord and the Tenant is terminated effective June 30, 2026. The Tenant must vacate the rental unit on or before June 30, 2026. 2. If the Tenant does not move out on or before June 30, 2026, the Tenant shall pay to the Landlord $14,586.00 which represents the arrears of rent to June 30, 2026 and costs. 3. The Landlord agrees to waive the amount in paragraph 2 of this order if the Tenant moves out on or before June 30, 2026. 4. If the Tenant does not move out on or before June 30, 2026, the Tenant shall also pay to the Landlord compensation of $39.45 per day for the use of the unit starting February 20, 2026 until the date the Tenant moves out of the unit. 5. If the Tenant fails to make any one of the payments in accordance with paragraph 2 of this order, the outstanding balance of any arrears of rent and costs to be paid by the Tenant to the Landlord pursuant to paragraph 2 of this order shall become immediately due and owing. The interest is determined pursuant to section 127 of the Courts of Justice Act. 6. If the unit is not vacated on or before June 30, 2026, then starting July 1, 2026, the Landlord may file this order with the Court Enforcement office (Sheriff) so that the eviction may be enforced. 7. Upon receipt of this order, the Court Enforcement Office (Sheriff) is directed to give vacant possession of the unit to the Landlord on or after July 1, 2026.
