Dispute this orderapplied for an order requiring the Tenant to pay the Landlord's reasonable out- of-pocket costs the Landlord has incurred or will incur to repair or replace undue damage to property. The damage was caused wilfully or negligently by the Tenant, another occupant of the rental unit or someone the Tenant permitted in the residential complex. It is ordered that: L1 application 1. The Tenant shall pay to the Landlord $1,385.00 for arrears of rent up to March 31, 2026 and costs. 2. The Tenant shall pay to the Landlord the amount set out in paragraph 1 in accordance with the following schedule: Payment Date Payment Amount May 1, 2026 $1,000.00 On or before the 15 th day of each month, commencing on May 15, 2026 up to and including November 15, 2026 $50.00 On or before the 15 th day of December 2026 $35.00 3. If the Tenant has already paid the $1,000.00 payment to the Landlord prior to the issuance of this order, the above-ordered payment of $1,000.00 on May 1, 2026 is cancelled. 4. The Tenant shall also pay to the Landlord new rent on time and in full as it comes due and owing for the period May 1, 2026 to December 1, 2026, or until the arrears are paid in full, whichever date is earliest. 5. If the Tenant fails to make any one of the payments in accordance with this order, the outstanding balance of any arrears of rent and costs to be paid by the Tenant to the Landlord pursuant to paragraph 1 of this order shall become immediately due and owing and the Landlord may, without notice to the Tenant, apply to the LTB within 30 days of the Tenant’s breach pursuant to section 78 of the Act for an order terminating the tenancy and evicting the Tenant and requiring that the Tenant to pay any new arrears, NSF fees and related charges that became owing after March 30, 2026.
