Dispute this orderIt is ordered on consent that: 1. The motion to set aside Order LTB-L-091390-25, issued on November 4, 2025, is granted. 2. Order LTB-L-091390-25, issued on November 4, 2025, is set aside and cannot be enforced. 3. The consent order issued on September 25, 2025, with respect to LTB-L-041767-25 is amended as follows. 4. For a period of one year starting April 24, 2026, the Tenant shall: • Maintain the rental unit in a state of ordinary cleanliness; • Ensure that no clutter impedes entry or exit to any room in the rental unit; and • Ensure there is no exposed food or garbage in the rental unit. 5. For a period of one year starting April 24, 2026, the Tenant shall not: • Conduct unauthorized repairs in the rental unit; or • Cause undue damage in the rental unit or residential complex. 6. If the Tenant fails to comply with the conditions set out in paragraphs 4 and 5 of this order, the Landlord may apply under section 78 of the Residential Tenancies Act, 2006 (the ‘Act') for an order terminating the tenancy and evicting the Tenant. The Landlord must make the application within 30 days of a breach of a condition. This application is made to the LTB without notice to the Tenant.
