applied for an order to terminate the tenancy and evict Alan Pettitt (the 'Tenant') because the Tenant did not pay the rent that the Tenant owes. L2 Application Rhythm Holdings Ltd C/O MARDA Management Inc. (the 'Landlord') applied for an order to terminate the tenancy and evict Alan Pettitt (the 'Tenant') because the Tenant has been persistently late in paying the Tenant's rent. It is ordered that: 1. The Tenant shall pay to the Landlord $ 9,524.12 for the arrears of rent up to March 31, 2026, and costs. 2. The Tenant shall pay to the Landlord the amount set out in paragraph 1 in accordance with the following schedule: Payment Due Date Payment Amount File Number: LTB-L-009055-26 Order Page 4 of 4 On or before April 1, 2026 $1,723.02 On or before the 1st of each month beginning April 1, 2026, through to and including February 1, 2027 $430.75 On or before the 20th of each month beginning April 20, 2026, through to and including February 20, 2027 $430.75 On or before March 1, 2027 $47.62 3. If the Tenant fails to make any one of the payments in accordance with paragraph 2 of this order, then: • The outstanding balance of any arrears of rent and costs to be paid by the Tenant to the Landlord pursuant to paragraph 1 of this order shall become immediately due and owing; and • The Landlord may, without notice to the Tenant, apply to the LTB within 30 days of the Tenant's breach pursuant to section 78 of the Act for an order terminating the tenancy and evicting the Tenant and requiring that the Tenant pay any new arrears, NSF fees and related charges that became owing after May 31, 2025.
