it is ordered that: 1. The tenancy between the Landlord and the Tenant continues if the Tenant meets the conditions set out below. 2. On or before July 1, 2026, the Tenant shall provide proof of tenant insurance including liability insurance. 3. For a period of 24 consecutive months commencing May 21, 2026 to May 20, 2028 inclusive, the Tenant shall not wilfully or negligently damage the unit, nor make any modifications to the unit without the written permission of the Landlord 4. The Tenant shall pay to the Landlord the sum of $1672.40, for the repairs and reinstatement work done by Imperial Electric. The payment will be made in accordance with the following schedule: • $75.00 per month on or before the 1 st day of each month from July 1, 2026 to April 1, 2028; and • $22.40 on or before May 1, 2028. 5. If the Tenant fails to comply with the conditions set out in paragraph 2, 3, or 4 of this order, the Landlord may apply under section 78 of the Residential Tenancies Act, 2006 (the ‘Act') for an order terminating the tenancy and evicting the Tenant.
