applied for an order to terminate the tenancy and evict Maria Surovova (the 'Tenant') because: • the Tenant did not pay the rent that the Tenant owes (L1 Application); and • the Landlords in good faith require possession of the rental unit for the purpose of residential occupation for at least one year.; (L2 Application). This application was heard by videoconference on March 19, 2026.

It is ordered that: 1. Pursuant to the L2 Application, the tenancy between the Landlords and the Tenant is terminated. The Tenant must move out of the rental unit on or before April 19, 2026. 2. The Tenant shall pay to the Landlords $50,186.00. This amount includes rent arrears owing to the date of the hearing and the cost of filing the application. The amount the Tenant is ordered to pay, excluding costs, is limited by the LTB's monetary jurisdiction. 3. As of the date of the hearing, the Tenant owes the Landlords more than $50,000.00. Therefore, the order shall be limited to the Board’s monetary jurisdiction of $50,000.00, plus costs of filing the application. 4. If the Tenant does not pay the Landlords the full amount owing on or before April 19, 2026, the Tenant will start to owe interest. This will be simple interest calculated from April 20, 2026, at 4.00% annually on the balance outstanding. 5. If the unit is not vacated on or before April 19, 2026, then starting April 20, 2026, the Landlords may file this order with the Court Enforcement Office (Sheriff) so that the eviction may be enforced. 6. Upon receipt of this order, the Court Enforcement Office (Sheriff) is directed to give vacant possession of the unit to the Landlords on or after April 20, 2026.
