Dispute this orderapplied for an order to terminate the tenancy and evict Paige Jones (the 'Tenant') because the Tenant did not pay the rent that the Tenant owes, and because the Tenant, another occupant of the rental unit or someone the Tenant permitted in the residential complex has substantially interfered with the reasonable enjoyment or lawful right, privilege or interest of the Landlord or another tenant. This application was heard by video conference on June 7, 2021.
It is ordered that: 1. For a period of 9 months, from January 1, 2022 until August 31, 2022, the Tenant shall maintain the rental unit in a reasonable state of ordinary cleanliness and ensure that there is a clear path of egress at all times throughout the unit. 2. Commencing on January 1, 2022, and once per month thereafter for a period of 9 months, from January 1, 2022 until August 31, 2022, the Tenant shall permit the Landlord entry into the rental unit, after being provided with the proper written Notice of Entry. 3. If the Tenant does not comply with paragraphs 1 and 2, above, the Landlord may file an application under s.78 of the Residential Tenancies Act, 2006 for a termination of the tenancy and eviction of the Tenant, without notice to the Tenant, and shall do so within 30 days of the breach of any of the conditions.
