it is ordered that: 1. The tenancy between the Landlord and the Tenants is terminated and the Tenants must move out of the rental unit on or before January 31, 2023. 2. If the unit is not vacated on or before January 31, 2023, then starting February 1, 2023, the Landlord may file this order with the Court Enforcement Office (Sheriff) so that the eviction may be enforced. 3. Upon receipt of this order, the Court Enforcement Office (Sheriff) is directed to give vacant possession of the unit to the Landlord on or after February 1, 2023. 4. The Tenants shall pay the Landlord the total amount owing of $19,936.00. This amount represents the arrears of rent ($19,750.00) plus the application filing fee ($186.00) up to November 14, 2022. 5. The Tenants shall pay the amount in paragraph 4 as follows: Date Payment Due Amount of Payment November 18, 2022 $4,000.00 (arrears and costs) December 18, 2022 $1,400.00 (arrears) January 18, 2023 $1,400.00 (arrears) 6. The Tenants shall also pay the Landlord the rent for the months of November 2022, December 2022 and January 2023 in full, on or before the 15 th day of each month. 7. The last month’s rent deposit of $2,800.00 shall be applied to the arrears. 8. If the Tenants make all payments in paragraphs 5 and 6 above and the Tenant vacates the rental unit on or before January 31, 2023, the Landlord shall waive half of the remaining arrears.
