Deposits show a green "Verified" pill in a Deposits on file card. Crucially, they're held outside your rent math: a deposit never affects what the tenant owes and is never reported to Equifax — so it can never look like arrears.
Ontario rules & top-ups
Ontario allows a rent deposit of one rental period, applied only to the last month's rent — no damage or cleaning deposits (see deposits & last month's rent). When you raise the rent with an N1, top the last-month deposit up to the new amount in one click. A refundable key deposit can also be tracked and marked returned.
