About this video

NOTE (updated September 2026): since September 21, 2026 the N4 notice period is 7 days for every tenancy type under Bill 60. This video was recorded when it was 14 days for monthly and yearly tenancies, so ignore the 14-day counts you hear — everything else in it still applies, and an N4 served before September 21, 2026 keeps its original 14-day date. A full walkthrough of serving an Ontario N4 Notice to End a Tenancy for Non-payment of Rent with LandlordEzy — auto-filling the official N4 from the rent ledger, calculating the termination date, service methods, the Certificate of Service, and filing the L1.

One thing in this video is out of date. Since September 21, 2026, an N4's termination date must be at least 7 days after the notice is given, for every tenancy type — Bill 60 cut it from 14 days for monthly and yearly tenancies. Ignore the 14-day counts you hear; everything else still applies. An N4 served before that date keeps its original 14-day date. See the Bill 60 guide for what else changed.

What the walkthrough covers

  • Auto-filling the official N4 — the Notice to End a Tenancy for Non-payment of Rent — directly from the rent ledger, so the arrears math is right the first time.
  • How the termination date is calculated — now at least 7 clear days after the notice is given, not counting the day you serve it, plus 5 days if you serve by mail or 1 by courier.
  • Service methods and generating the Certificate of Service automatically.
  • Filing the L1 application with the LTB when the tenant doesn't pay or move out.

You can generate a legally-correct Ontario N4 yourself in under a minute with the free N4 generator — it auto-calculates arrears and produces the Certificate of Service alongside the notice.
