An N6 is served when a tenant (or their guest) commits an illegal act or runs an illegal business in the unit or complex — or misrepresents income in subsidized (RGI) housing. Unlike the N5, an N6 is not voidable: the tenant can't cancel it by stopping the behaviour.

When it applies
The tenant or a guest produces or trafficks an illegal drug in the unit or complex. This most serious ground gets the shortest notice: 10 days.
Any other illegal act or illegal business carried on in the unit or complex by the tenant or someone they permitted in — 20 days' notice.
In rent-geared-to-income housing, misreporting the household income used to set the subsidized rent — 20 days' notice.
Police reports, charge information, photos, witness statements. The act must have occurred in the rental unit or the residential complex — not somewhere else.
10 days' notice for illegal drug production/trafficking; 20 days for other illegal acts or RGI income misrepresentation. The N6 is not voidable — there is no correction window.
You can apply to the LTB on Form L2 as soon as the notice is served — you don't have to wait for the termination date.
A criminal conviction isn't required, but you must prove the illegal act on the civil standard (more likely than not). Bring your evidence.

10 days for illegal drug production or trafficking; 20 days for any other illegal act or for misrepresenting income in subsidized housing. Unlike most notices, the termination date does not have to line up with the end of a rental period.
No. The N6 is not voidable — unlike a first N5, there is no 7-day correction window. Once served, the tenancy is set to end on the termination date unless the LTB decides otherwise.
No. The LTB decides on the civil standard — whether the illegal act more likely than not happened. Police involvement and charges are strong evidence, but a conviction is not required.
Use the N5 for interference, damage or overcrowding (it's voidable the first time). Use the N6 when the conduct is actually illegal — drug offences, an illegal business, or another illegal act in the unit or complex.
The automated generators are for the N4 and N1. For the N6 you can download the official form here, ask Ask Ezy how the process works, and search 45,000+ LTB orders to see how similar cases were decided.
