When to use the N10 — and what happens next

Tenant and landlord agree to an above-guideline increase for new services or a capital item. The N10 is filed by the landlord under section 121 of the Residential Tenancies Act.

Serving a notice does not end a tenancy by itself — an LTB order is required, and only the Court Enforcement Office (Sheriff) can enforce an eviction. Confirm the exact dates and current version on the official form.
