Utilities — who pays gas, hydro and water
Set the default at the property or unit, let each new lease inherit it, and read it off a colour-coded badge on the tenant header.
Set it once, at the top
On the portfolio page, each property has a Utilities card: for gas, hydro and water, say whether the tenant pays, the landlord pays, or the service is not at the property. A unit can override its property, so a building with one metered unit is handled correctly.
New leases inherit it
A new lease is seeded from the unit or property default the moment it is created — whichever creation path you used. It only fills blanks, so a value typed on the lease form, or read out of an uploaded lease by AI, always wins.
Change it on the tenancy
From the tenant profile, open Who pays the utilities? and set it for that tenancy alone.
Read it at a glance
The tenant header carries badges — Gas 🔥 / Hydro ⚡ / Water 💧 — coloured when the tenant pays, greyed when the landlord pays, and faint when the service is not at the property. No opening the lease to check.
It reaches the lease document
The Ontario Standard Lease's Services & utilities section is filled from the same values, so the document and the record cannot disagree.
