N6 (illegal acts in the unit or complex)
For an illegal act or business in the rental unit or complex — 10 or 20 days, not voidable.
General information, not legal advice. Ontario rules and timelines change — always confirm the current forms and requirements with the Landlord and Tenant Board or a licensed paralegal before acting.
When to use it
An N6 applies when the tenant (or a guest) commits an illegal act or runs an illegal business in the rental unit or residential complex, or misrepresents income in rent-geared-to-income housing. It gives 10 days' notice for illegal drug production/trafficking and 20 days for other grounds.
Not voidable
Unlike a first N5, the N6 has no correction window — the tenant can't void it by stopping the behaviour. You can file the L2 with the LTB immediately. A criminal conviction isn't required; the Board decides on the balance of probabilities. See the full N6 guide.
