How it works
The N11 is a signed agreement, not a notice: you and the tenant pick any end date, with no minimum notice period. It's the proper paperwork behind a negotiated ("cash for keys") exit — put any payment or conditions in a short side agreement.
The limits
An N11 signed as a condition of getting the lease is void (narrow student-residence exceptions). If the tenant doesn't leave on the agreed date, apply on Form L3 within 30 days. See the full N11 guide.
