N9 (your tenant gives notice to leave)
What to check and do when a tenant serves their 60-day notice to end the tenancy.

Check the notice
A tenant's N9 needs at least 60 days (28 for weekly tenancies), ending on the last day of a rental period — or the last day of a fixed term, never earlier. Confirm the date in writing, apply the last month's rent to the final month, and start re-listing.
If they don't move out
Apply to the LTB on Form L3 — no further notice needed — but you must file within 30 days of the termination date. A tenant can only withdraw an N9 if you agree. See the full N9 landlord guide.
