N7 (serious safety problems or wilful damage)
The fastest conduct notice — 10 days, not voidable, for safety or deliberate damage.
General information, not legal advice. Ontario rules and timelines change — always confirm the current forms and requirements with the Landlord and Tenant Board or a licensed paralegal before acting.
When to use it
An N7 covers the most serious conduct: seriously impairing someone's safety, wilful (deliberate) damage, or — where the landlord lives in the same small building — substantial interference with the landlord. It gives 10 days' notice and is not voidable.
