it is ordered that: 1. The Tenant’s motion to set aside Order LTB-L-083533-23, issued on November 9, 2023 is granted. 2. Order LTB-L-083533-23, issued on November 9, 2023 is cancelled and replaced with the following: 3. The tenancy between the Landlord and the Tenants is terminated effective May 31, 2024. The Tenants must move out of the rental unit on or before May 31, 2024. 4. If the unit is not vacated on or before May 31, 2024, then starting June 1, 2024, the Landlord may file this order with the Court Enforcement Office (Sheriff) so that the eviction may be enforced. Upon receipt of this order, the Court Enforcement Office (Sheriff) is directed to give vacant possession of the unit to the Landlord on or after June 1, 2024. 6. The Landlord shall waive all the rent arrears owing up to January 31, 2024. 7. The Landlord shall waive the entire monthly rent for February, March and April of 2024. 8. The Landlord shall apply the rent deposit to the month of May 2024, the last month of the tenancy. 9. The Tenant shall waive any interest owing on the rent deposit.
