If the Tenant fails to make any one of the payments in accordance with paragraph 2 and 3, the outstanding balance of any arrears of rent and costs to be paid by the Tenant to the Landlord pursuant to this order shall become immediately due and owing and the Landlord may, without notice to the Tenant, apply to the LTB within 30 days of the Tenant's breach pursuant to section 78 of the Act for an order terminating the tenancy and evicting the Tenant and requiring that the Tenant pay any new arrears, NSF fees and related charges that became owing after November 30, 2023. 5. The tenancy between the Landlord and the Tenant is terminated unless the Tenant voids this order. 6. The Tenant may void this order and continue the tenancy by paying to the Landlord or to the LTB in trust the total amount in paragraph 2 and 3 as well as the following: • $17,786.00 if the payment is made on or before February 28, 2023. See Schedule 1 for the calculation of the amount owing. 7. The Tenant may also make a motion at the LTB to void this order under section 74(11) of the Act, if the Tenant has paid the full amount owing as ordered plus any additional rent that became due after February 28, 2024, but before the Court Enforcement Office (Sheriff) enforces the eviction.
