it is ordered that: 1. The Tenants shall pay the Landlord, in guaranteed funds, $10,248.24 as follows: a) Instalments of $1,000.00 due on or before the 1 st day of each month for the nine (9) month period commencing November 1, 2021 until July 1, 2022. b) The final payment of $1,248.24 on or before August 1, 2022. 2. The Tenants shall also pay the Landlord, in guaranteed funds, the lawful monthly rent on or before the 1 st day of each month for the period commencing November 1, 2021 until the earlier of (i) the date that all arrears and costs as set out in this order are paid in full or (ii) August 31, 2022. 3. If the Tenants fails to make any one of the payments in accordance with this order, the outstanding balance of any arrears of rent and costs to be paid by the Tenants to the Landlord pursuant to paragraph 1 of this order shall become immediately due and owing and the Landlord may, without notice to the Tenants, apply to the Board pursuant to section 78 of the Act for an order terminating the tenancy and evicting the Tenants and requiring that the Tenants pay any new arrears, NSF fees and related charges that become owing after September 30, 2021.
