It is ordered that: 1. The tenancy between the Landlord and the Tenant is terminated. The Tenant must move out of the rental unit on or before April 3, 2026. 2. The Landlord shall reduce the arrears owed by Tenant by $1,700.00, the arrears owed to the Landlord by the Tenant is $4,066.00 (including filing fees). 3. The Tenant shall pay to the Landlord $2,529.56, on or before April 3, 2026. This amount includes rent arrears owing up to the date of the hearing and the cost of filing the application. The rent deposit, as well as the amount the Landlord agreed to w aive, and interest the Landlord owes on the rent deposit are deducted from the amount owing by the Tenant.
