it is ordered that: 1. The tenancy between the Landlord and the Tenants is terminated. The Tenants must move out of the rental unit on or before June 30, 2026. 2. The Tenants shall pay the Landlord $15,950.00 for arrears of rent up to April 30, 2026, plus $186.00 for the application filing fee and $20.00 in NSF fees. 3. The Tenants shall pay to the Landlord the amount in accordance with paragraph 2 with the following schedule: a) $1,000.00 on or before April 14, 2026. Order Page 2 of 2 b) $2,975.00 on or before April 20, 2026. c) $8,000.00 on or before May 20, 2026. d) $4,181.00 on or before June 30, 2026. 4. The Tenants shall also pay to the Landlord new rent on time and it full as it comes dues and owing for the period of May 31, 2026, or until all arrears are paid in full, whichever date is the earliest. 5. The last month’s rent deposit shall be applied to June 2026 rent. 6. If the Tenants fail to make any one of the payments in accordance with paragraph 3(a), (b) and (c) of this order, the outstanding balance of any arrears of rent and costs to be paid by the Tenants to the Landlord pursuant to paragraph 2 of this order shall become immediately due and owing and the Landlord may, without notice to the Tenants, apply to the LTB within 30 days of the Tenants breach pursuant to section 78 of the Act for an order terminating the tenancy and evicting the Tenants prior to June 30, 2026 and requiring that the Tenants pay any new arrears, NSF fees and related charges that became owing after April 30, 2026. 7.
