it is ordered that: 1. The tenancy between the Landlord and the Tenant is terminated and the Tenant must move out of the rental unit on or before April 15, 2026. If the unit is not vacated on or before April 15, 2026, then starting April 16, 2026, the Landlord may file this order with the Court Enforcement Office (Sheriff) so that the eviction may be enforced. 3. Upon receipt of this order, the Court Enforcement Office (Sheriff) is directed to give vacant possession of the unit to the Landlord on or after April 16, 2026. 4. If the Tenant vacates the rental unit on or before April 15, 2026: • the Landlord shall waive $3,264.00 of the rent arrears; • the Landlord shall waive the rent for the period April 1, 2026 to April 15, 2026; and • the Tenant shall pay to the Landlord is $5,601.00 representing arrears of rent ($5,400.00) plus the application filing fee ($201.00). 5. If the Tenant does not vacate the rental unit on or before April 15, 2026, the Tenant shall pay the Landlord $9,340.00: • $8,865.00 – rent arrears up to March 31, 2026; • $201.00 application filing fee; and • $475.00 – rent for April 1, 2026-April 15, 2026. 6. If the Tenant does not pay the Landlord the full amount owing on or before April 15, 2026, the Tenant will start to owe interest. This will be simple interest calculated from April 16, 2026 at 4.00% annually on the balance outstanding. 7.
